   Some insurance coverages are difficult to underwrite and may result in higher premiums. Coastal properties, including properties within 1 to 3 miles of a body of water, are becoming more difficult to place. Dwellings with Exterior Insulation Finish System, or EIFS are practically uninsurable. This is a synthetic stucco-cladding used on exterior walls. Since no provision for water drainage was made the water penetrates and causes rot, mold, and decay. The insurance industry has become more reliant on credit history and insurance claims history of customers. Ownership of certain breeds of dogs, exotic pets, pools and trampolines, etc., are additional concerns to insurance carriers, and will effect the placement and pricing.

   This Mortgage Credit Approval Guarantee is issued subject to receipt and written approval by the lender of an acceptable property appraisal. This Mortgage Credit Approval Guarantee is not a mortgage commitment. The loan amount and sales price stated in this Mortgage Credit Approval Guarantee are estimated on figures based on your request. Your final mortgage amount will be based on the required down payment and actual selling price and/or value of the property for the loan program you ultimately select. This loan may be subject to a final re-verification of the employment, income and assets provided by you and used to issue this Mortgage Credit Approval Guarantee and upon which your mortgage was issued. This approval is subject to an initial verification of income, assets, employment information and a satisfactory credit report. Once you have provided the required documentation we can review your application. This approval is valid for 60 days. Any changes in the information contained in your loan application or the re-verification of related documents will require a re-evaluation of your loan request. We reserve the right to impose additional conditions as we see fit to ensure the marketability of your loan and/or based upon your finances.
